Headache

Headache !! The whole week my EQ was going gaga up and down. First I got a call from a stranger representing a company who wanted to rent my house and then the guy who was going to buy my car will hear from his bank on the loan approval issue. Both issue was equally important for me. Then all of a sudden the bomb shed happen and everything falls apart. Let me try to break both issue out and sort/figure it out.

1. The lady company was interested. The workers and I had agreed on the monthly rent and his requirement and etc. The lady also told me her company can act as the guarantor and could pay me directly and therefore I do not need to worry about unpaid rent. We verbally agreed on this and I told her I had to get the nod from my wife as a formality. I will let her know by next day. However, the real implication was when I told the lady to convey the below to his workers  what I wanted

                                        i - 2 mths deposit
ii - 10% of rental for utility deposit
iii - tenancy agreement stamping fees and etc borne by them

I told her this is what the normal real estate agent charges and its not me that is putting this figure up. After all I need security and assurance for my property. Had and been hearing of too many bad cases and etc on this. I don't think I was being unreasonable. I was just being normal and following the trend. However, she did not get back to me. Most probably the factory workers got put off by the initial lump sum payment that they have to fork out. I think they did not give a thought about the security deposit and etc. After all they lead a simple life and a simple mind and hence a little bit naive. Perhaps, but not too sure. I only know that after I forwarded a draft copy of my tenancy agreement to the lady for her company scrutiny, she did not get back to me since.

2. I had comment about my car earlier in this blog. However, till now the guy loan is still not approved yet. Been dragging for more than 2 weeks. Now he has resubmit his loan application to SBB. He told me AMBANK had rejected his application and gave the reason that the 2nd hand car price of my car had drop. I mean what the ^%$^%$. Is he serious or not. I called up PBank today to enquire about their loan requirement and etc. The PIC told me that my car market valuation for them is RM18k. Hence, I presume he is having a hard time getting 22k loan. To me that few thousand does not matter much. Sometimes I really can't understand what rationale are these people who are setting the policy and system doing. Just pathetic. Pathetic Malaysia.

Is the "GRASS Always GREENER" on the other side ?

Yeap, thats the question running through my mind for the last few days when I got wind of a friend iminent departure to Ireland for 2 yrs. He had a wife and 2 kids, with the younger one being 4 mths old. Now let me summarise here how many friends that I have are currently overseas or are going to soon.

1. Raymond Lian + wife in Vancouver, Canada
2. Dr. VL Loh in London, UK
3. My bro with wife and kid in London, UK
4. Kok Sang + wife + 3yr old son going to Ireland soon.
5. Dr.BG Chua in Brisbane, Australia.
6. My wife good friend with 2 kids in New Jersey, USA.
7. My wife ex-singapore colleaque with family in Chengdu, China.
8. CK Chan in Thailand soon.
9. Dr.AL Tan in Wellington, NZ.
10. PY Liew (Singapore) with bf in UK.
11. CP Ship + husband + baby in Sinagapore.
12. MK Liew (Grace) + husband in Florida, USA.

These are friends I have direct contact with and not including those indirect one like friends friend, family friends, acquintance and etc etc. Can you imagine what is the correct no./ official no. for the number of people going overseas and never come back. This is what I called brain drain. No wonder !!! Now we know just why the chinesse population figure are dropping like fly.........25% of the whole population of 28million. This drop is so drastic once that a chinese association had called for the policy of encouraging chinese to have more kids with incentive and kickbacks. A consolation and meagre incentive if you ask me. It wasn't supported by the Gov and was a one way street thing.

Just look at it. Doesn't it compel you to shipout and move out of this country ? Let me give you some of the thoughts why

1. The cost of living is lower oversea (dollar earn to purchasing power)
2. Opportunity (education, work and rights)
3. Quality of life
4. Higher and stable currency (with the dollar/pound earn you can always choose to move anywhere u want)
5. Governing system

Think ABOUT IT !! Think Aloud !!

Money and Time

Well, was quiet bored and was thinking of something to write and to express myself. Have you ever wonder what is life is all about ? Money, comfort, time, luxury, ..................what are us (working bees) looking for ? Are we relentlessly chasing for money in order to have comfort, luxury and on the way sacrificing time instead. I honestly think money and time are opposite of one another. You can't have money and time together. And if you have money the pressure comes with it. Both money/pressure are in pairs.

If you think the above is wrong, then I believe you are the special one. You had successfully make tons of money and yet have plenty of time to enjoy your life. Take a look at Doctor's. The specialist are very well paid and compare to my pay it seem............meagre. However, they don't have the time to really enjoy and run free. They are always on call, working 24hrs a day ............almost daily. Its life.........you have to work else what do you do. So make your own conclusion.

Scenic Bridge

Hmm......this might come a bit late but I felt I need to make a comment. Had seen lots of other site/blog commenting about this issue. To be honest I think our G is a no brainer. They have not gave a deep thought nor did enough homework before giving the go ahead with the plan to build the bridge. I mean how stupid can you be !! We are talking about the whole G or in any case the PIC or dept that was dealing with this issue. Homework should have been done on the legal and implication on everything. I personally think the G forgotten about the water and rail issue and etc. Must have thought that can just make the bridge on our side and thats it. So now millions of tax payer money $$$$ have been dumped on the initial project and also for the plan and design. Who is going to account for this LOSS ?

Why is our G having such a shallow mind and thought ? Perhaps this is a sign of brain drain.

Experience

I want to talk about my experience last week. Since I advertise my car for sale I have been receiving numerous call and enquiry from many people and all walks of life. Some are very particular, nerd, square, naive, dishonest.........you name it. From meeting all this people I can safely conclude that doing business with Malays are the best. Malays are honest (most of them that I know), not particular (very open) and straight-forward. They are 2 extreme case I would like to highlight here which I can generalize.

1. This malay buyer that I met, took a 1 min look around my car, without checking the engine and etc........just look, see, look ,see and he tells me I have a deal at his price. The price was still negotiable and he was not a car dealer or anything like that. Though I started the engine and ask him to take a drive, he said no need. He trust me and believe what I try to tell him. I was promoting my car, this and that and highlighted to him the good point and etc. New tyre, good service record and all got receipt and if he took over the car he doesn't need to change lots of thing.

2. This typical chinese guy that I met was so particular and magnify that with his ever busy body gf and etc. I mean he was looking at a 9 yrs old car and expecting it to be brand new. How can you be that naive. Then might as well you buy a brand new car right. He is the yes man type guy and the gf is the one who makes all the decision. Nosy and talkative. I was being kind and honest with the guy right from the beginning but he was .........like a typical chinese educated "not easy to pls" and particular. He was still ok but he fail my test when he ask me to go to his place to let him checked out my car. We were suppose to meet at a neutral place at the appointed time agreed upon by both. Last minute, he told me he didn't have a car and blah blah blah........... Later through some observation and conversation I know that he has alternative but choose to make full use of me. He wanted to have this acquintance mechanic of his to look at the car further cause he wasn't good with cars. Wow, I have no objection with that but you could do all those with the appointment at a go. No need to fixed so many appointment and time consuming meeting and etc. Another typical china man attitude. What a waste of time. Useless guy if you ask me and he told me he's an IT manager. Must be some dick and harry company that he's working with or the recruitment manager itself is half water.

I can still add somemore what were the conversation and his requirement and etc etc. Make the conclusion yourself from the 2 cases above and tell me your thoughts. Both the above are a honest account of my experience with people from diverse culture. I dread to think if the buyer are indians. Heard they are worse with particular, kiam siap and blood sucker.

Finally I sold my car to the Malay cause he was nice, ok and quick though the loan is still in processing. Keeping my finger cross.
